Critical study on methods and approaches to mitigate delay in construction.

Abstract


Delays are one of the most common phenomena in the construction industry. Time overrun has happened in most type of construction projects, whether it is a residential project or infrastructure project. The purpose of this research is to identify non-excusable delay factors, their impact on different stages of the project and the means of minimize these delays. The research method used here is qualitative study. The primary data collection to know the impact of the major delays and mitigation measures taken was done through questionnaire survey and interviews and the secondary data to find the most common delay factor was taken from previous research papers and case studies publish by Indian as well as foreign authors. From this study, it was understood that PreConstruction and Pre-Design phase was responsible for most construction delays followed by Construction phase. From the research finding few mitigation strategies are such as Integrated Project Delivery, Best Value Approach, Architectural Thinking, Lean construction techniques (Last Planner System), Blockchain technology, and Digital twins are proposed. This article helps us understand the delay factors and which strategy can be used in different stages of a construction project. The limitation of this study is that only non-government large scale construction projects were taken into consideration for literature case studies.
